Synopsis:
The TEC Development subsidiary of TEC Equipment serves as a full-service development company in the Western United States, offering everything from planning to in-house architecture to general construction. At any one time, the division oversees five to ten ongoing projects with a total value of $5 to $20 million.
In the Pacific Northwest, we are looking for a development Project Manager to oversee many ongoing Commercial Projects at every stage of development. Experience in pre-construction activities, from project setup to ongoing management, is required. This includes managing and supervising staff, coordinating material and equipment, coordinating vendors and subcontractors, ensuring plans and specifications are followed, and ensuring work is completed on time and within budget. The ideal candidate will be self-motivated, able to work quickly, and able to inspire both internal and external teams.
In order to provide an example for other workers, the TEC manager must exhibit the company’s core principles of teamwork, entrepreneurship, and customer focus.
Responsibilities:
Project Management on-site:
- Oversee each stage of the building process, from the first pre-con meetings until the building’s occupancy.
- Travel is necessary for certain on-site operations.
- Oversee both internal and external construction teams.
- Keep an eye on the project timetable (having prior SmartSheets expertise is a bonus).
- Organize all work schedules and activities that take place on site to guarantee effective workflow.
- Keep an eye on spending to make sure the budget is being fulfilled.
- Thinking ahead: the capacity to foresee and address problems or disputes in advance
- Oversee the weekly activity reports and daily logs submitted to the Director of Construction.
Activities Prior to Construction:
- Comprehensive plans/documents evaluation and structured document control.
- Project buyout’ including sourcing suppliers and subcontractors.
- Supervising RFIs and ASIs, analyzing bids, and negotiating.
- Preliminary scheduling and planning of the project.
- Project setup including AHJ cooperation, pre-con meetings, and temporary facilities.
Conformity and Quality:
- Continuous examination of trade craftsmanship to ensure code compliance, accuracy, and quality
- Keep up with all applicable construction codes, AHJ regulations, and utility needs.
- Organize all building official and special inspections yourself.
- Keep an eye on the work, monitor adjustments, manage the punch list for the whole project, and provide comments.
Workplace Administration:
- Employ, educate, foster growth, and inspire construction workers while maintaining the right number of employees to meet the workload
- Give explicit instructions and oversee daily tasks, offering criticism and taking necessary remedial measures.
- Timecards should be reviewed and approved every two weeks, and compliance with all relevant rules and regulations should be guaranteed.
Resource Allocation:
- Prioritizing and managing time for both internal and external resources
- To fulfill project requirements, schedule and oversee all suppliers and subcontractors.
- Continue to have a good work environment.

Security:
- Create and update site-specific safety work plans, and ensure that all cooperating parties are held responsible.
- OSHA certification and weekly safety meetings for all trades documented.
- Clearly handle work site issues, including weather and/or emergencies, and project safety.
- Inform new recruits about the safety policies and procedures.
- Enforce that workers and subcontractors follow company and statutory health, safety, and environmental requirements at all times, and that they attend regular safety meetings, sometimes known as “lunch box talks.”
Qualifications:
- A bachelor’s degree in civil engineering or construction management, OR relevant experience
- Five years minimum of experience as a lead superintendent or in a project management capacity, mostly in the commercial construction industry
- Experience overseeing projects worth $5–20 million; expertise supervising staff; familiarity with organizing and managing suppliers and contractors
- A thorough understanding of the commercial construction industry Strong interpersonal and communication abilities to collaborate with managers, staff, suppliers, and contractors at all levels
- Outstanding planning, scheduling, and time management abilities Knowledge of LEAN and Critical Path Project Planning
- Possession of Microsoft Office skills (Outlook, Excel, Word, and Project)
- Capacity to provide precise instructions and address issues
- The capacity to visit locations as required
- A legitimate driver’s license
